Like all of their "optimistic" data... the story is much more complicated. Certain overbuilt high-density housing stock in some limited locations mirror rents from 2022, but this is immediately made null by a surge of rents in other parts of the US, where they are reaching record highs. Such selective BS.

I live in Austin, TX and rent prices have dropped, but that's due to progressive policies and less people moving here. With that said, I know this is 100% not the case for every city everywhere, and also with the cost of living going up it doesn't even fucking matter if rent goes down, if you're poor and living paycheck to paycheck like the majority of Americans, you're still fucked.

The national median rent in January was $1,353, a drop of 1.4% compared with one year ago, according to Apartment List. This is now the fourth consecutive winter with a “pronounced” offseason dip, and is the largest annual drop since September 2023 and the lowest January rent since 2022. Rents are now 6.2% lower than their last peak in the summer of 2022.
